OUR SERVICES

We can produce layout floor plans for buildings and site plans to help you or your business in a variety of ways. The main uses for our services are shown below

Lease plans and Title plans. Scaled plans needed for registering leases or titles with the land registry (HMLR).

For regular clients special prices can be arranged. Lease plan prices start at £99.00 + VAT if you can supply the OS DXF files for the property and all internal plans needed.

All work is quoted bespoke to ensure that you a fixed price with no hidden charges. If amendments are needed the first set are free. The leaseplan price will depend on whether you need a drafts-man to site visit the property or if you have scaled plans that you can supply.

A scaled land registry complaint title plan does not need internal areas planned and can sometimes be produced without a site visit.

Land registry complaint lease plans need up to date internal layouts.

All internal and external windows, doors, walls, fixtures WC's and sinks need to be included. If you do not have scaled plans we will have to site visit.

Building sq/ft plans:

Scaled layout plans to help catalogue a building. This has many uses including property management, re-structuring the layout or portfolio valuing.

Recent portfolios have uncovered thousands of extra sq/ft in buildings that the investment owners never know was theirs. We recently had one property that was 2500 sq/ft larger than they thought which valued the portfolio higher ready for the portfolio sale later that year.

For regular clients special prices can be arranged. Prices start at £99.00 + VAT. A full quote will always be given before any work is undertaken.

Our building layout plans can vary from property marketing floorplans for both residential and commercial to fire escape plans for hotels and care-homes.

We can provide accurate plans of any building including scaled plans if needed. Our plans can be used for property portfolios, for company reallocation planning , for proving rate-able value of a commercial property to the council.

Since 2003 the Land Registry has required compliant lease plans with every new deed or for any application lodged with the Land Registry. If you don't have existing up to date plans detailing all areas and spaces included in your lease you will need a lease plan to accompany the lodgement of the properties lease

There are 29 individual criteria that each lease plan has to fulfil before the Land Registry will accept any lease plan. We take all the hassle and stress out of the process for you and can help your solicitor at any stage if special requirements are requested on a plan.
